# UK PRIME STAY LTD – TERMS AND CONDITIONS

## 1. Acceptance of Terms

By making a reservation, entering the property, making a payment, paying a security deposit, completing a pre-authorisation, or staying at any property managed by UK PRIME STAY LTD, you agree to be bound by these Terms and Conditions.

The lead guest is responsible for ensuring that all members of their group comply with these Terms and Conditions.

## 2. Bookings

UK PRIME STAY LTD reserves the right to refuse, cancel or terminate any booking where:

* False information has been provided.

* Payment has not been completed.

* Security deposit requirements have not been met.

* House rules have been breached.

* Fraudulent activity is suspected.

* Guest behaviour presents a risk to the property, neighbours, staff or other guests.

## 3. Security Deposits and Pre-Authorisations

A refundable security deposit or card pre-authorisation may be required before check-in.

The security deposit or pre-authorisation is separate from the accommodation payment and is intended to protect UK PRIME STAY LTD against losses including but not limited to:

* Property damage

* Missing items

* Excessive cleaning

* Smoking or vaping inside the property

* Unauthorised guests or visitors

* Lost keys, fobs or access devices

* Lock replacement costs

* Emergency call-out charges

* Breach of house rules

* Additional management or administration costs

* Loss of income caused by damage or inability to re-let the property

The security deposit amount does not limit the guest's liability.

## 4. Guest Liability

Guests are fully responsible for any damage, loss, theft, excessive cleaning costs, repairs, replacements, contractor costs, emergency call-out charges, legal costs, administrative costs, loss of income or any other costs arising from their stay.

Guests are responsible for damage caused by themselves, members of their group, visitors, invitees or any person they allow access to the property.

## 5. Stripe Payments and Authorisation

Where a guest makes a payment, provides card details, pays a security deposit, or completes a pre-authorisation through Stripe or any other payment processor used by UK PRIME STAY LTD, the guest acknowledges and agrees that:

* The security deposit amount is not a limit of liability.

* UK PRIME STAY LTD may apply the security deposit or pre-authorised amount towards verified damages, losses, excessive cleaning costs, missing items, breaches of house rules or other charges arising from the stay.

* If the total cost of damages or losses exceeds the amount of the security deposit or pre-authorisation, the guest remains fully liable for the outstanding balance.

* The guest agrees to promptly pay any outstanding balance upon request.

* UK PRIME STAY LTD reserves the right to pursue recovery of any unpaid balance through booking platforms, payment processors, insurance claims, debt recovery services, legal proceedings, the courts of England and Wales, or any other lawful recovery method available.

* By making a payment or completing a pre-authorisation, the guest confirms acceptance of these Terms and Conditions.

## 6. Property Damage and Evidence

Guests must report any damage immediately.

UK PRIME STAY LTD may rely upon evidence including:

* Photographs

* Videos

* Inspection reports

* Contractor reports

* Cleaning reports

* Receipts

* Invoices

* Communication records

* Witness statements

Such evidence may be used when determining responsibility and calculating costs.

## 7. House Rules

Unless otherwise agreed in writing:

* No parties or events.

* No smoking or vaping inside the property.

* No illegal activity.

* No unauthorised guests or visitors.

* Maximum occupancy limits must not be exceeded.

* Guests must respect neighbours and building regulations.

* Excessive noise is prohibited.

Failure to comply may result in immediate termination of the stay without refund.

## 8. Check-In and Check-Out

Guests must follow all check-in and check-out instructions provided.

Unauthorised late check-outs may result in additional charges.

Guests remain liable for any losses resulting from delayed departure, including relocation costs, cleaning delays and lost bookings.

## 9. Keys, Access Codes and Security

Guests are responsible for all keys, fobs, access devices and entry codes provided.

Access information must not be shared with unauthorised persons.

Replacement or security-related costs arising from lost or misused access devices may be charged to the guest.

## 10. Cleaning

Properties must be left in a reasonable condition.

Additional cleaning charges may apply where excessive cleaning is required, including but not limited to:

* Smoking odours

* Stains

* Excessive rubbish

* Bodily fluids

* Pet-related cleaning

* Property misuse

## 11. Visitor and Occupancy Limits

Only guests included within the reservation may stay at the property unless prior written approval has been obtained.

Unauthorised guests may result in additional charges, cancellation of the stay or forfeiture of the security deposit.

## 12. Limitation of Liability

To the maximum extent permitted by law, UK PRIME STAY LTD shall not be liable for:

* Loss or theft of personal belongings.

* Injury caused by guest negligence.

* Service interruptions outside its reasonable control.

* Utility failures.

* Internet interruptions.

* Force majeure events.

* Actions of third parties.

Nothing in these Terms excludes liability where such exclusion is prohibited by law.

## 13. Privacy

Guest information may be processed for:

* Booking management.

* Payment processing.

* Fraud prevention.

* Property protection.

* Legal compliance.

* Insurance claims.

* Dispute resolution.

Information may be shared where legally required with booking platforms, payment providers, insurers, legal advisers, courts, law enforcement agencies and regulatory authorities.

## 14. Governing Law

These Terms and Conditions shall be governed by and interpreted in accordance with the laws of England and Wales.

Any dispute arising from these Terms and Conditions shall be subject to the exclusive jurisdiction of the courts of England and Wales.
